Upon first glance, it may feel like there are hundreds of questions about your property that have never even crossed your mind. At Wilson Browne, we strive to make the conveyancing process as smooth and stress free as possible.
This article aims to provide you with some guidance around which forms to expect, how to fill them out and what to provide us with at the initial stages of your transaction.

What Are Protocol Forms?
If you are selling a freehold property, we will send to you:
- The Sellers Property Information Form “TA6” and
- The Fixtures, Fittings and Contents form “TA10”.
In addition, if you are selling a leasehold property, we will send to you:
- The Leasehold Information form “TA7”.
Although they may seem like complicated legal forms, they are, in practice, relatively easy to understand.
The Seller’s Property Information Form (TA6)
The Sellers Property Information Form is used to provide the purchaser with information about the property, ranging from current occupiers to alterations made, and any further important information that the buyers may need to know prior to committing to the purchase.
It is imperative that these are completed honestly and accurately and to the best of your knowledge to avoid potential claims for misrepresentation later, so if you are unsure, please raise this with us.
Various questions on the form will refer to documentation. Where you have documentation to support your answers, for example, planning permissions or guarantees, you should supply these to us ideally when returning your forms or as soon as possible thereafter to avoid delays later.
The Fixtures, Fittings and Contents Form (TA10)
The Fixtures, Fittings and Contents Form require you identify items and appliances that are included or excluded in the sale.
This of course is a decision for you. You may have agreed with your buyer items that you are prepared to sell to them, and it is important you identify this when returning your forms.
The Leasehold Information Form (TA7)
The Leasehold Information Form relates specifically to your lease, and as above, should be completed to the best of your knowledge.
This form asks you to include details of your landlord and/or management company. You should complete these accurately to enable us to contact them as soon as possible. Further information will be required for your sale to proceed, so please provide as much information as you can.
As above, if you have documentation relating to your lease, please provide this when returning your initial forms.

We understand that you may not have the answers to all of the questions. Please just complete your forms as carefully and thoroughly as you can to help the transaction move as smoothly as possible, and to avoid repetition of questions between ourselves and the purchaser’s conveyancer.
