Home Information Packs (HIPs) are now required for every property sold in the UK, whatever its size.

A seller is required by law to provide a HIP when they put their property on the market for sale. The pack includes title documents that prove the seller can sell the property, some of the searches that will need to be undertaken and an Energy Proficiency Certificate.

The seller will make the HIP available to the buyer. Some buyers will rely on the HIP provided whilst others may need to obtain their own searches or additional reports, making it necessary for the buyer’s inspector to visit the seller’s property. In some cases buyer’s will need to obtain their own searches to satisfy their lender that the property is capable of justifying the borrowing amount arranged.
